The Architect-Led Difference

Most design-build firms do not have a licensed architect on staff. Hazley does, and our architect works on the same team as the crews who build the addition, so cost and feasibility are part of the design conversation from the first sketch. You see realistic numbers as the design takes shape, and you get a fixed-price proposal before construction begins. With an independent architect, you pay for the design first and find out what it costs to build only when contractor bids come in. Additions are where an architect matters most, because the new structure has to meet zoning, tie into the old one, and look like it was always part of the house.

Building Up or Building Out

Many of the older ranch homes around West Chester are good candidates for building up. On a 1950s ranch in West Chester, we added a second story with three bedrooms and a full bathroom, and kept the original stone, foundation, and fireplace. Where the lot has room, a first-floor addition can do more for daily life: in Wayne, a great room addition with cathedral ceilings connected the kitchen to the rest of the house without a full kitchen remodel. An Addition That Looks Original

Siding, roofing, and trim are matched to your existing house, and our architect draws the rooflines, window proportions, and ceiling heights to continue the original design. The same care goes into outbuildings. In Kennett Square, we built a detached two-car garage that matches the materials and proportions of the main house.

Zoning and Permits

Each township in Chester County and on the Main Line sets its own zoning rules, including setbacks and how much of a lot can be built on, and West Chester Borough’s historic district adds its own design review. Our architect checks what your lot allows before design begins, and our project managers handle the permit submittals and inspections.
