Custom Home Building in Chester County and the Brandywine Valley

Building a custom home is the most personal project we take on, and it is the one where the way a builder is organized matters most. At Hazley Builders, the architect, the designers, and the construction team are all in-house, so the home you imagine on paper is the home we are accountable for delivering in the field. We have designed and built throughout Chester County, the Main Line, and the Brandywine Valley since 1999, and we bring that same local experience to new construction across the region, including Wilmington and northern Delaware.

The Architect-Led Difference

Most custom homes pass through several hands: an architect designs the house, a separate builder prices and builds it, and the gaps between them become the homeowner's problem. Our process removes those gaps. Because our in-house architect works alongside the team that will actually build the house, design decisions are made with a real understanding of cost, structure, and schedule. You get one team, one point of accountability, and a set of drawings that hold up once construction begins.

Designing Around Your Site

A custom home starts with the land. Whether you already own a lot, are buying one, or are replacing an existing house, we study how the site shapes what is possible: grade and drainage, sun orientation, access, septic or sewer, well or public water, setbacks, and the zoning and conservation rules that vary township to township across Chester County and the Brandywine Valley. Designing with the site rather than against it produces a home that sits naturally on its lot and avoids expensive surprises later.

Built for How You Live

The reason to build custom is that the house fits your life rather than the other way around. We design around how you actually use a home: how you cook and gather, where you work, how guests and multi-generational family come and go, and how the spaces will serve you ten and twenty years from now. Natural light, storage, flow between rooms, and aging-in-place considerations are planned from the start, not added at the end.

Our Design Process

Before any construction contract, we develop the design in stages so you can see and shape it. Depending on the project, this can include floor plans, elevations, material and finish selections, and 3D renderings. Each step is calibrated to the complexity and scope of what we're building together, so nothing is left to assumption. When the design is complete, we provide a fixed-price construction proposal with a clear scope, so you know the full cost before work begins.

Planning, Permits, and Timeline

A custom home is a long project, and most of the certainty is won in the planning. We typically spend several months on design, engineering, and permitting before breaking ground. West Chester Borough and each surrounding township have their own zoning ordinances, inspection schedules, and in some areas, historic or conservation review. Our project managers handle every submittal, hearing, and inspection, and keep the build on a published schedule so you always know what is happening and what comes next.

What Shapes the Cost of a Custom Home

No two custom homes cost the same, because no two are designed the same. The biggest drivers are square footage, the level of finish, the complexity of the structure and roof, site work, and how custom the millwork, cabinetry, and systems are. Rather than quote a price per square foot and adjust later, we tie cost to a real, fully specified design, which is why our proposals are fixed rather than open-ended. Our Custom Home Pricing Guide walks through what to expect, and a conversation is the best way to align your vision with a realistic budget.

If you are considering building, the best first step is a conversation. We will talk through your goals, your site, and your timeline, and help you understand what is possible before any commitments are made.

Frequently Asked Questions

Do you build in Delaware?

Yes. We serve the Brandywine Valley region, including Hockessin, Greenville, Centreville, and Wilmington in northern Delaware, alongside our home base in Chester County, Pennsylvania.

Do I need my own architect to build with Hazley?

No. Our architect and design team are in-house, so the design and the construction come from one team. If you already have plans or an architect you would like to keep, we are glad to build from them, but most of our custom-home clients value having everything under one roof.

Can you build on a lot I already own?

Yes. We build on lots you already own, lots you are purchasing, and tear-down-and-rebuild sites. If you have not chosen land yet, we can help you evaluate a lot before you buy, so you understand how it will affect both the design and the budget.

How long does it take to build a custom home?

Plan on several months of design, engineering, and permitting before construction, then roughly a year or more of building, depending on size and complexity. We give you a realistic schedule up front and keep it updated throughout the project.

How much does a custom home cost?

Cost depends on size, finish level, structural complexity, and site work, so we price every project according to its actual design rather than a flat per-square-foot number. Our Custom Home Pricing Guide outlines starting ranges, and we provide a fixed-price proposal once the design is set.

What is included in your fixed-price proposal?

A detailed, itemized scope based on your finalized design and selections, along with the permit requirements, the production timeline, and the terms, so you know exactly what to expect before construction begins.
