What is Design Build?

Our design-build process means we handle your project's design and construction in-house. Our team includes architects, designers, estimators, project managers, site superintendents, carpenters, and specialized subcontractors who work together seamlessly to save you time, money, and stress. With us, you'll have a single point of contact, eliminating the hassles of coordinating multiple contracts, trade partners, and schedules. This integrated approach also helps avoid delays and budget overruns, easing the stress associated with this type of project.

Architect-Led design build

We raise the bar on the design-build experience with our architect-driven process, a powerful advantage to our clients over the traditional design-bid-build approach, consolidating design, construction, and communication under one roof.

Traditional vs design build
project delivery

Traditional

The traditional design-bid-build method involves hiring separate architects, structural engineers, and contractors. First, you'd find a designer or architect to design the plans. You may also need structural and civil engineers for your project. Then, you'd select a general contractor through a bidding process. All these moving parts create inefficiencies that zap your energy, time, and budget.

Design Build

In contrast, the design-build method offers a more streamlined process with one point of contact, eliminating the need for bidding and vetting separate companies. This method is also faster, smoother, and more cost-efficient than the traditional method due to the seamless coordination between design and construction teams.

Listen

Introductions

Our initial meeting will help us gain a deep understanding of your current family and lifestyle and your vision for the next 5 to 10 years. This approach is essential to our process and ensures personalized service tailored to your specific needs and goals. From there, we'll create a custom plan that perfectly aligns with your goals. Please bring your Pinterest and Instagram inspirations to help us align with your unique aesthetic!

Walk-Through

We’ll meet at your home, review our notes from our initial meeting, and gather the remaining details to move forward with your custom design.

Design

Measurements

Our Architect will create "As-built" plans after obtaining detailed measurements of your project space. Then, we will present at least two schematic plans of the proposed space for your review.

Schematic Plans & Mood Boards

This is where we figure out how to build your project and evaluate all areas of your home that may be affected by the proposed changes (collateral impact). Our design team also creates initial mood boards for finishes and selections, including cabinetry, countertops, backsplash tiling, hardware, lighting, etc., to help bring the room to life before it’s built.

Preliminary Estimate

Our Estimator will establish a project framework and use your "As-built" plans and developmental drawings. This includes creating bid packages and conducting multiple trade visits to your home to review the project scope and identify any additional collateral impact.

Refine

Project Assembly

Our Designer will present your selections and finalize custom options for cabinetry, appliances, countertops, flooring, lighting, plumbing fixtures, exterior options, and more, all tailored to your unique style, inspiration, and budget!

Project Presentation

The Estimator completes the project pricing by gathering all the estimates and bids from vendors and trade partners. Then, a final design package is put together and presented for review. This package includes the complete scope of work, an item selection package, and a set of architectural drawings.

Construct

Pre-Production

Your project has been passed on from the design phase to the production phase. Your Project Manager will discuss the construction process and what you can expect during the building phase. Permits are being filed now, and all essential materials are being ordered. A detailed project and drawing schedule will be created to ensure a smooth and efficient construction process.

Build

This is the moment you've been waiting for! The construction phase has begun with the demolition of your existing space. Our meticulous design process ensures that we complete your project efficiently, on time, and within budget.

Enjoy
